We had a agricultural business that closed in July of this year. We have a SBA backed 7a loan with a small local bank that holds a second on our property for $548,000.00 with a unconditional guarantee from our parents who are also farmers and are going out of business too. The application process for an SBA line of credit through the CAPLines Program is similar to that for an SBA 7(a) loan. Lenders, like banks and credit unions, that participate in the SBA 7(a) program are likely to also participate in the CAPLines program. However, as we mentioned earlier, these lines of credit can be difficult to get as standalone products. Typically you’ll need to bring a lot of other business to a lender to have them find underwriting an SBA line of credit to be worth it.

Finding money for a startup is difficult by itself, and it becomes more difficult if you also don’t have excellent credit. I would advise you to check out our article about commercial real estate loans, since that’s the type of money you need to find. A hard money loan, which may be the only one on that list you qualify for based on the credit information you provided, will be hard to justify if you’re not 100% positive that you’ll have a substantial amount of revenue coming in immediately. In other words, it would be expensive and risky for a startup trying to get off the ground.

Because you’re just starting out and your personal credit score is below 600, your best bet is microloans through nonprofit lenders or the U.S. Small Business Administration. The downside is these are “micro” amounts of money, usually no more than $50,000. However, many microlenders help businesses grow and establish better credit. SBA microloans generally have an APR of 8% to 8.5% and manageable repayment terms. Successfully repaying microloans will boost your credit score and make you eligible for bigger financing.

The SBA has survived a number of threats to its existence. In 1996, the Republican-controlled House of Representatives planned to eliminate the agency.[7] It survived and went on to receive a record high budget in 2000.[8] Renewed efforts by the Bush Administration to end the SBA loan program met congressional resistance, although the SBA’s budget was repeatedly cut, and in 2004 certain expenditures were frozen. The Builders CAPLine is an SBA line of credit that can be used to cover the widest range of project related expenses. Materials, permitting, labor, equipment and even land are all potential uses. However, with this is also the most closely regulated CAPLine program and the proceeds can be disbursed on a draw schedule.

The Cato Institute has challenged the justification of the federal government in intervening in credit markets.[26][27] Among other criticisms, Cato argues that “the SBA benefits a relatively tiny number of small businesses at the expense of the vast majority of small business that do not receive government assistance. SBA subsidies also represent a form of corporate welfare for the banking industry.” Cato notes that the failure rate of all SBA loans from 2001 to 2010 is 19.4%,[26] contributing to a cost to taxpayers of $6.2 billion in 2011.[28]

Since your new company earns less than $25,000, microloans and personal loans are good options for necessary capital. For established businesses making more than $60,000 annually, SmartBiz and Lending Club are solid choices. If you want the lowest rates and longer repayment terms, SmartBiz is the best option because it offers SBA loans. If you have $75,000 or more in annual sales and prefer flexible financing, consider Lending Club’s line of credit.

Young, ambitious and willing to make a bet on your future earnings? Consider how Kjerstin Erickson, Saul Garlick and Jon Gosier are trying to raise money. Through an online marketplace called the Thrust Fund, the three have offered up a percentage of their future lifetime earnings in exchange for upfront, undesignated venture funding. The 8(a) Business Development Program assists in the development of small businesses owned and operated by individuals who are socially and economically disadvantaged, such as women and minorities. The following ethnic groups are classified as eligible: Black Americans; Hispanic Americans; Native Americans (American Indians, Eskimos, Aleuts, or Native Hawaiians); Asian Pacific Americans (persons with origins from Burma, Thailand, Malaysia, Indonesia, Singapore, Brunei, Japan, China Hong Kong), Taiwan, Laos, Cambodia (Kampuchea), Vietnam, Korea, The Philippines, U.S. Trust Territory of the Pacific Islands (Republic of Palau), Republic of the Marshall Islands, Federated States of Micronesia, the Commonwealth of the Northern Mariana Islands, Guam, Samoa, Macao, Fiji, Tonga, Kiribati, Tuvalu, or Nauru); Subcontinent Asian Americans (persons with origins from India, Pakistan, Bangladesh, Sri Lanka, Bhutan, the Maldives Islands or Nepal). In 2011, the SBA, along with the FBI and the IRS, uncovered a massive scheme to defraud this program. Civilian employees of the U.S. Army Corps of Engineers, working in concert with an employee of Alaska Native Corporation Eyak Technology LLC allegedly submitted fraudulent bills to the program, totaling over 20 million dollars, and kept the money for their own use.[23]

The U.S. Small Business Administration is a federal agency committed to furthering the growth and development of small businesses. The SBA’s Community Advantage Loans are designed to help businesses in underserved markets get access to financing. These programs are available to borrowers who meet the SBA eligibility criteria but are not able to qualify for a standard SBA 7(a) loan because of low revenues, low collateral, or other reasons.

Banks, which as previously noted offer the least expensive small-business loans, want borrowers with credit scores at least above 680, Darden says. If your credit score falls below that threshold, consider online small-business loans for borrowers with bad credit or loans from a nonprofit microlender.

With a business line of credit, lenders will establish a credit limit for a maximum amount of money they will lend you. You can draw as much as you need up to your limit and like a credit card; you pay interest only on the amount you borrow. The SBA doesn’t make loans itself, but rather establishes guidelines for loans that it will guarantee made by a range of partners, such as banks and other lenders, economic development organizations, and micro-enterprise lenders. By guaranteeing that the loans these institutions make to small business will be repaid, the federal government diminishes some of the risk to financial institutions so that they are more likely to consider lending to small businesses — businesses they likely would have turned down without those guarantees. Equipment financing allows you to borrow money to purchase necessary business equipment outright. The borrower will pay back the total amount borrowed, plus interest and fees over a pre-arranged period of time.

• Develop your business plan. You need to have a business plan that states in writing what your business is, what you need money for, and why you will be successful. If you have a 25-page business plan already, you can update the Executive Summary section with information about your financing needs. If you don’t have a business plan, you need to develop one — even a five-page document will be more impressive than none at all. Templates and software are available online to provide valuable guidance. For example, SCORE has a template that provides considerable help. Inc. also has a guide on how to write a business plan. “It is useful to have an experienced businessperson review and critique the draft business plan,” Anderson says. In addition, Cruz adds, have someone review your plan for grammar and spelling.

After determining that your business meets the qualifications, you need to apply for a commercial loan from a financial company that processes SBA loans since the SBA doesn’t provide loans directly. The bank’s qualifications can be more stringent.

• Assemble a complete financial history. In addition to your personal credit information, a lender is going to want to know that your business has a stable financial history. “An accurate and complete financial history is very important to lend credibility to the SBA loan request,” Anderson says. “If you are currently in business, lenders will want to see profit and loss statements for three complete fiscal years and the current year to date. In addition they will want a recent balance sheet, within the last 60 days.” If you are just starting a business, this step is not required. But keep in mind that it is much more difficult to obtain SBA loans for start-up businesses than existing businesses.

The SBA Export Working Capital loans do not have a restricted interest rate. In theory this means the rate could be very high, but in practice the rates are usually in the range of 6-10%. The SBA reviews each deal and must deem the rates “reasonable.” The term on this loan is most often under 12 months, but can be up to 3 years.

With strong personal credit and an established business, you may be eligible for an SBA loan, which offers low APRs and longer terms. SmartBiz is a good option if you have at least $50,000 in annual revenue. For smaller loans (under $100,000) and less stringent requirements, StreetShares offers a line of credit, a good alternative, especially for military veterans. You need $25,000 in annual revenue to qualify for StreetShares.

Pursuant to the terms and conditions specified in these Rules and Restrictions of the Guaranteed Lowest Payment, National Funding guarantees to provide the lowest payment on equipment leased through National Funding, for lease terms from 24 to 60 months, or to pay $1000 towards qualifying executed leases. Lease payment comparisons must be based on a lease in excess of $10,000, for approved equipment, and with the same terms and conditions as those offered by National Funding within seven days that the National Funding terms are issued. To be eligible, customers must provide a competitive lease quote without contingencies, and vendor invoice, and in the name of the lessee within seven calendar days of the date National Funding issues its terms. Traditional bank options include term loans, lines of credit and commercial mortgages to buy properties or refinance. Through banks, the U.S. Small Business Administration provides general small-business loans with its 7(a) loan program, short-term microloans and disaster loans. SBA loans range from about $5,000 to $5 million, with an average loan size of $371,000.
