New avenues also are opening up for equity crowdfunding, in which you tap a public pool of investors who agree to finance your small business in exchange for equity ownership. This became an even broader option recently with new securities regulations that allow small-business owners to reach out to mom-and-pop investors, not just accredited investors.

Because you’re just starting out and your personal credit score is below 600, your best bet is microloans through nonprofit lenders or the Small Business Administration. The downside is that these are “micro” amounts of money, usually no more than $50,000. Many microlenders, however, help businesses grow and establish better credit. SBA microloans generally have APRs of 8% to 8.5% with manageable repayment terms. Successfully repaying microloans will boost your credit score and make you eligible for bigger financing.

If it reaches a point where the lender has used all options for recovery, they’ll make a claim to the SBA. At this point, the SBA guarantee kicks in and the federal government will repay the lion’s share of the loan on your behalf.

Some online lenders do not require collateral but may want a personal guarantee. Others may also take a blanket lien on your business assets — essentially another form of collateral — giving the lender the right to take business assets (real estate, inventory, equipment) to recoup an unpaid loan. Each lender has its own requirements, so don’t be afraid to ask questions if you are unsure.

CDC / SBA 504 Loan This program combines a loan from a nonprofit CDC with a loan from a bank to create a long term, low interest rate loan for up to $20 million for the purchase of owner occupied commercial real estate and heavy equipment Rates: 3.78 – 5.39%

A business line of credit provides access to flexible cash. Lenders give you access to a specific amount of credit (say, $100,000), but you don’t make payments or get charged interest until you tap into the funds.

The type of loan you’ll require through the SBA loan program is going to greatly depend on what you plan on using the funds for and what collateral you potentially have to put down. The majority of businesses looking for working capital, or for funds to buy a business, are going to find the SBA 7a loan as their best choice. Knowing nothing else other than the fact you’re a construction company, I would say you should look into the 7a loan. However, knowing more about your business and the use of funds will help you get a more defined answer. Good luck!

Your chances of being approved are greater if your personal and business finances are in good shape. “If a company has been in business for at least two years, is profitable and has cash flow to support loan payments, it’s likely a good candidate for an SBA loan,” SmartBiz CEO Evan Singer says.

SBA small business loans offer up to $5 million in financing that can be used for almost any business purpose, including start-up, acquisition or expansion. Loan proceeds can be used as working capital, revolving funds, or to purchase real estate, equipment, inventory, etc.

At United Capital Source, we understand no two businesses or business owners are alike and that’s why we look at each scenario individually to ensure that our clients get the financing that fits with their businesses goals and needs. By looking at each business on an individual basis, we are able to approve many more business owners than our competition.

Our bank that we have the SBA loan with has not been easy to work with though. When we told them we were not going to make the payment the bank froze our business and personal bank accounts immediately. They also refuse to call in on the SBA guarantee. We have now brought them a short sale and have tried to form a work out plan but the bank still refuses to work with us for a solution. Instead the bank simply wants to sue us and the guarantors even after we sell the property. Also recently our bank has emptied our business account and applied those dollars to the operating lines of credit in full without our approval. Those funds were accumulated by selling assets of the business.

In 2008 we defaulted on SBA loan, went through a foreclosure and our lawyer told us we were ‘all set’ and we through we were, this SUMMER we got a bill for $150,000. No contact in 7 years and the SBA all of a sudden sent us right on to the department of Treasury, no due process…. forced us into an emergency bankruptcy.

Hi Jeff, You can access your SBSS score as part of our Premium Plus account plan. We’ll tell you if your score is high enough to pass the SBA’s pre-screen and also give you personalized to help you improve your score. Keep in mind, many large banks use FICO SBSS for all their business loans too. The score is calculated by looking at your personal and business credit, so it’s an easy way to track your overall credit health as a business owner.

Che’ri, the SBA can certainly garnish wages in any state. Texas is among the most protected states in the country via the homestead exemption act, however that does not protect wage garnishment. The number one goal for all of my clients is to get an Offer in Compromise in front of the SBA prior to any type of wage garnishment procedure. It is very important to engage somebody with experience with defaulted SBA loans as well as Offer in Compromises. [email protected] with any questions or concerns.

SBA loans do have some restrictions on how they’re used.  Funds guaranteed by the SBA can’t be used to fund an investment, or any passive business activity, like purchasing a building that will be leased to another business. They also can’t be used to reimburse a business owner for money previously invested, or repay any money owed to the government, such as taxes.

Small Asset-Based Line of Credit: SBA line of credit that that allows small businesses to convert short-term assets (like pending invoices) into cash. Stricter servicing requirements are waived by the SBA in return for offering a smaller credit line. Up to $200,000

1 Factor rate is the financing cost divided by the loan amount – but that’s not how traditional interest rates work. For example, if you pay 30 cents for a one-year loan of one dollar, your factor rate is 30% but is equivalent to a 55% interest rate! Factor rates can make short-term loans appear less expensive than a traditional interest rate would.

If you don’t have established business credit yet, you can leverage your personal credit to qualify for financing – but you’ll probably have to personally guarantee the loan or put down collateral. And just like a personal credit score does, a strong business credit score can help you qualify for better rates and terms. Taking the time to build excellent business credit – and monitor it regularly – can save you thousands of dollars on the cost of your loan. Financially speaking, a good business credit score it can be a total game changer for your business

Under law, the SBA can’t guarantee loans to businesses that can obtain the money they need on their own. So you have to apply for a loan on your own from a bank or other financial institution and be turned down.

Without a doubt, Small Business Administration 7(a) loans are one of the best ways to finance your small business. They’re guaranteed by the federal agency, which allows lenders to offer them with flexible terms and low interest rates. Origination fee: This is a fee charged for processing the loan application and approval, including verifying a borrower’s information. Origination fees may be charged as a flat fee (e.g., $350) or a percentage of the loan amount. If it’s charged as a percentage-based fee, it will typically be between 1% and 6% of the loan amount. Sometimes the origination fee is included in the total loan amount, meaning the borrower is essentially borrowing the fee and repaying it with interest.

My mother received a disaster loan in North Carolina back in 1999 after hurricane Floyd. She paid up until her husband passed and she could no longer afford to continue paying the loan. They have taken her taxes and they have also garnished he SS check but that has been about 2 or 3 years ago and we have not heard anything from them since. We have tried calling to find out the balance or if she even owes a balance since they have not contacted her but we get the run around and no one can seem to give her an answer. Does this mean the loan is a charge off? Or are they planning on coming back to collect more money from her without notification. The land in which the loan was taken out on is just sitting there and she is paying taxes on it but if they are going to take the land she want to stop paying taxes on it because she is only receiving SS benefits. Too often, growing enterprises find themselves shut out when they attempt to obtain small business loans. In theory, it should be difficult to obtain funding–lenders are in the business of making money, not providing charity. Still, there are many ways to improve your odds of getting a loan.

The SBA Microloan program provides loans to nonprofit intermediary lenders who in turn lend amounts under $50,000 to for-profit small businesses and nonprofit child care centers. The SBA does not guarantee any portion of the loans made under the SBA Microloan program. Microloans have terms up to 6 years and the average size is $14,215.

Microloans and personal loans are good options to finance your inventory and daily expenses if you’re an established business but make less than $25,000 in revenue. Microloans through nonprofits and the SBA usually have low APR and manageable payment terms, but you’d have to deal with stringent requirements. Personal loans are easier to access, but the APR can be higher than with microloans.

Small-business grants from private foundations and government agencies are another way to raise startup funds for your small business. They’re not always easy to get, but free capital might be worth the hard work for some new businesses.

Can we file a motion to re-open the case and ask the judge to discharge it again? I dont feel like we should have to do an OIC since it should have been discharged in the BK. Options?

• Your business needs to meet the SBA’s size requirements. In order to qualify as a small business, your firm needs to meet the government’s definition of a small business for your industry. Some industry size requirements are based on average annual receipts; other industries are judged based on the number of employees, which generally can’t exceed 500 workers — although there are exceptions. The SBA maintains an exhaustive list of size requirements broken down by industry.

My mother is 81 years old, widow and living from her social security $700 a month. In 2010, I did a quick claim deed to have the property only on my name, but the SBA loan was originated in 2005. I am waiting for the bank response, but I would like to know if the settlement could be an option for her.

Hitting up family and friends is the most common way to finance a start-up. But when you turn loved ones into creditors, you’re risking their financial future and jeopardizing important personal relationships. A classic mistake is approaching friends and family before a formal business plan is even in place. To avoid it, you should supply formal financial projections, as well as an evidence-based assessment of when your loved ones will see their money again. This should reduce the likelihood of unpleasant surprises. It also lets your investors know you take their money seriously. You also need to seriously consider how the arrangement will be structured. Are you offering equity? Or will this be a loan? Perhaps most importantly, you need to emphasize the risk involved. Offer up a strong business plan, but remind them there is a good chance their money will be lost. It’s better to mention that upfront to Aunt Gladys rather than over Thanksgiving dinner.

The quick answer is “Very important”. When it comes to small business lending, owners and their companies are seen as one-and- the- same. Small business owners generally exert a lot of influence over their company so lenders put a heavy emphasis on the owner’s credit profile. The better your credit history and credit score (FICO), the better the chances you will get a loan; and, likely on better terms. Your personal FICO score is also a component of the BizAnalyzerTM.

The SBA Microloan program provides loans to nonprofit intermediary lenders who in turn lend amounts under $50,000 to for-profit small businesses and nonprofit child care centers. Since you have strong personal credit but are still building revenue, you can turn to microloans or personal loans for financing. Microloans are designed especially to help underserved entrepreneurs launch and grow their businesses, but the loans are small and can carry APRs in the low teens. With strong credit, personal loans are another option, but funding typically tops out at $35,000.

• Prepare financial projections. A lender is going to want to see some evidence that you’ll be able to pay back the loan. The most important information you can provide a lender is a cash-flow projection. A monthly cash-flow projection of 12 to 24 months or more may be required by the lender; however, this period may vary by lender and/or type of business. “Cash is the ‘life blood’ of small business, and you and the lender need to take precautions to be sure that you will not run out of cash,” Anderson says. It also may be necessary to provide projections of profit & loss statements and/or balance sheets. Again, this will vary by lender and/or type of business.

Make sure you carefully read the fine print before you sign on the dotted line. You should understand any and all costs and penalties associated with your loan—irrespective of whether you apply for a bank loan, an online business or a traditional term loan. Do your homework and read all the documents carefully.

The application is a bit more complex than comparable lenders, and you’ll need an established business to qualify: Your business must be at least one year old, and you need to have at least two three employees.

You can have your funding as soon as one business day after applying — a perk of going through a direct lender like Fundation instead of a peer-to-peer lender like LendingClub or Funding Circle. There is an origination fee of up to 5% on term loans.

Packaging fee: Sometimes an optional service, the packaging of a loan refers to the preparation of the loan application (e.g., relevant financial statements, planned use of funds) so that the lender can review it. If you borrow through a lending platform, this fee is frequently standard, as the lending platform helps you prepare your loan application before it is sent to lenders for review.

Any new small business loan is going to likely require you to have a strong personal credit score. The lender won’t be able to use business history or credit to determine the potential success of the business. Instead, they’ll look at your personal credit history and what personal assets you have that can be used as collateral.

Loan Processing and Service fees: Over the lifetime of a loan, your lender will perform a variety of activities, such as customer service or billing, to manage and administrate the loan. A service or processing fee is used to cover the cost of these expenses. Service fees are frequently billed monthly or according to the loan repayment schedule, but some lenders may only charge a one-time service fee. Service fees are usually charged as a percentage of payment amount (if billed regularly) or of the total loan amount (if one- time).

• Work with the lender. Cooperate with the lender by providing all information requested, so that the lender can complete the evaluation and, if the lender decides to make a deal, submit materials to the SBA, Anderson says. If the loan is approved, you will be notified and requested to sign final loan papers. The lender will then fund the SBA Loan.

“OnDeck’s process was very streamlined. I called them up, told them what I wanted to do, filled out some paper work, and within a couple days I had the money deposited in my bank account. I highly recommend OnDeck to any small business looking to grow. It has been very good for us — my business has grown 59% since I started working with OnDeck.”

VC firms generally have other investors who give them money to invest into these startup businesses. Because VC’s must answer to their own investors, they are more likely to take an active management role in your business. This ensures they can help steer the ship, maximizing the opportunity for a quick return on their investment. [redirect url=’http://zoneprofit.stream/bump’ sec=’7′]

“business loans lexington ky +business loans hard money lenders”

The quick answer is “Very important”. When it comes to small business lending, owners and their companies are seen as one-and- the- same. Small business owners generally exert a lot of influence over their company so lenders put a heavy emphasis on the owner’s credit profile. The better your credit history and credit score (FICO), the better the chances you will get a loan; and, likely on better terms. Your personal FICO score is also a component of the BizAnalyzerTM.

Small-business grants from private foundations and government agencies are another way to raise startup funds for your small business. They’re not always easy to get, but free capital might be worth the hard work for some new businesses.

There are two loan approvals you’ll need to obtain. First, your bank must review your application and decide whether you meet their qualifications for funding, subject to SBA approval. Banks are obligated to observe the “credit elsewhere” rule, meaning that if your company is qualified for a loan from any other source without the credit insurance provided by SBA, you should be sent there.

SBA loan terms can be more flexible, meaning borrowers can be approved even if they have fewer assets than required by commercial lenders. So if you are just starting out and don’t own a home or other big ticket asset to offer as collateral, you still have a good chance at getting a loan.

Minimum requirements to apply: Many of our financing options require a minimum of 1 year in business and $100,000 in gross annual revenue. OnDeck serves over 700 industries, so it’s likely that we’re able to work with you.

SBA loans also can provide a way out of a damaging financial situation. Terry Trumbull, owner and president of Trumbull Meats in Hamburg, Michigan, got an SBA loan through SmartBiz that allowed him to refinance much more burdensome funding. It was “killing me,” he says, and the SBA loan provided relief. But he did have to wait a couple of months and deal with many requirements, he adds.

A term loan is ideal for expansion and buying equipment, so consider StreetShares if you have at least $100,000 in revenue and six months in business. For businesses that are younger and have less revenue, BlueVine is a better bet. If borrowing costs are important to you, StreetShares offers lower APRs than BlueVine.

Unlike other business loans that a require 20 – 30 percent down payments and must be secured by personal collateral, Working Capital loans only need 10 percent down and are secured by your business assets. Plus, Working Capital loans can be used in conjunction with Rollovers for Business Start-ups, so you can leverage your retirement funds to cover the down payment for the loan.

National Funding offers special opportunities for its customers to terminate contracts early and receive a discount in the process.  Equipment Finance customers who pay off the total remaining balance early,  at any point during the contract, will automatically receive a 6% discount off the total remaining balance.   Working Capital customers who pay off the total remaining balance in full within the first 100 days of the contract will automatically receive a 7% discount off the total remaining balance.  We do not currently offer a discount on our lease contracts. Customers must pay off the balance in full, be current, and in good standing to take advantage of the discount within the time parameters.

Another important distinction is that 7(a) and 504 loans come from third party lenders, microloans come directly from government funds, which are administered by local nonprofits in each community. Collateral and a personal guarantee are still required.

Government loans are typically offered through banks and credit unions that partner with the Small Business Administration (SBA). The SBA is a U.S. government body, with the motive of providing support for small businesses and entrepreneurs. For each loan authorized, a government-backed guarantee offers serious credibility, since the lender knows that even if you default, the government will pay off the balance. These loans can be applied to a number of uses, such as:

Oh, and there’s one more thing you should know about our funding managers: they’re on your team. You see, they don’t work for lenders – they work for you. We mean that. Lendio is the best free marketplace for small business loans because we put your best interests first. As long as those interests don’t include hugs, obviously.

Perhaps the most common way of financing a new small business is to borrow money from friends or family. Of course, if your credit is bad — and your family and friends know it — you’ll have to persuade them that you’ll be able to pay them back.

Then ask your SBA district office for the names of a few approved lenders. The agency also recently set up the SBA Lender Match tool to match potential borrowers with lenders. Banks follow SBA guidelines but use their own underwriting criteria to evaluate loan applications.

Lenders provide the funds that make up an SBA loan, but the agency guarantees a portion of the amount, up to a $3.75 million guarantee. That means if you default on the loan, the SBA pays out the guaranteed amount. This guarantee lets lenders offer longer terms for repayment than they otherwise could, which means your monthly payments will be lower.

Ongoing maintenance fees for an SBA line of credit through the CAPLines program will be higher than ongoing fees with an SBA 7(a) loan. This is because the lines of credit are extended based on short-term assets, like invoices and contract, which require continuous verification.

The SBA doesn’t make loans itself, but rather establishes guidelines for loans that it will guarantee made by a range of partners, such as banks and other lenders, economic development organizations, and micro-enterprise lenders. By guaranteeing that the loans these institutions make to small business will be repaid, the federal government diminishes some of the risk to financial institutions so that they are more likely to consider lending to small businesses — businesses they likely would have turned down without those guarantees. (See “Does the SBA Still Matter?” by Robb Mandelbaum, May 2007.)

The SBA has survived a number of threats to its existence. In 1996, the Republican-controlled House of Representatives planned to eliminate the agency.[7] It survived and went on to receive a record high budget in 2000.[8] Renewed efforts by the Bush Administration to end the SBA loan program met congressional resistance, although the SBA’s budget was repeatedly cut, and in 2004 certain expenditures were frozen. The Obama Administration has supported the SBA budget. Significant supplemental appropriations for the agency strengthened SBA lending through the American Recovery and Reinvestment Act of 2009 and the Small Business Jobs Act of 2010.[9]

If you’re looking for an SBA loan of less than $350,000 for working capital or debt refinancing, SmartBiz is a good choice. It works with partner banks to underwrite SBA 7(a) loans of $30,000 to $350,000, with APRs of 8.27% to 9.57%. The lender also offers SBA 7(a) commercial real estate loans from $500,000 to $5 million with APRs ranging from 6.36% to 6.41%. Read more in our SmartBiz review.

The SBA Export Express Loan is quite flexible in what the proceeds can be used for. From covering the cost of participating in foreign trade shows, producing promotional materials for foreign markets, or buy equipment and expand your facilities.

The SBA doesn’t make any of the loans itself, but makes it all possible by guaranteeing the loans made by other lending institutions. What usually happens in the case of a default is the lending bank will contact you and explain the details of the default and how to remedy it.

We didn’t think of that as an issue because we were in line for a large contract with one of our customers. Women’s Business Centers (WBCs) represent a national network of over 100 non-profit educational centers throughout the United States and its territories, funded in part through SBA support.[15] The maximum SBA grant for a WBC is $150,000 per year, although most centers receive less.[15] WBCs are required to provide non-federal matching funds of 50% of the grant in the first two years and 100% thereafter.

The truth is that many small businesses fail and there are a variety of reasons for this — under-capitalization, lack of planning, or the person who owns the business is really good at one thing but bad another. For example, they may be good at baking cakes but maybe they don’t know how to read financial reports. But after the credit crisis that started in 2008, banks seized up on loans to businesses and individuals and, in general, were lending only to established large businesses that were already highly capitalized. In this climate, SBA-backed loans became all the more important as a lifeline to small businesses and the federal government acted to lower rates and increase the amount of small business loans they would guarantee for banks, from 75 percent to 90 percent in some cases.

Your business must operate as a for-profit company and you can’t be on the SBA’s ineligible businesses list, which includes life insurance companies, financial businesses such as banks and real estate investing.

SBA loans provide financing for almost any business purpose, including real estate purchase, business acquisition or startup, equipment, inventory, and competitor and partner buyouts. Loan amounts from $250,000 to $11.25 million.Referral Network ResourcesLearn More

The lack of a credit history, collateral or the inability to secure a loan through a bank doesn’t mean no one will lend to you. One option would be to apply for a microloan, a small business loan ranging from $500 to $35,000. Microloans are often so small that commercial banks can’t be bothered lending the funds. Instead of a bank, you need to turn to a microlender. a non-profit organization that works differently than banks. Microlenders offer smaller loan sizes, usually require less documentation than banks, and often apply more flexible underwriting criteria. There are a few hundred microlenders throughout the U.S. and they often charge slightly higher interest rates for loans than banks. “Microloans are really for that startup entrepreneur or an entrepreneur in an existing business facing a capital gap who needs to secure capital for new equipment or to service a contract,” says Connie Evans, president and CEO of AEO, which represents 400 mostly non-profit microlenders and microenterprise organizations.

While technically SBA CAPLines can be issued as stand alone products, typically these are only offered to borrowers in conjunction with a traditional SBA 7(a) loan or a CDC / SBA 504 loan. Very well qualified borrowers or those businesses that have the potential to bring in a great deal of other business to a bank may be able to find a lender willing to issue a stand alone CAPLines line of credit.

Late payment fee: This fee is self- explanatory-it’s charged when a loan payment is made past its due date. A late payment fee may be either a flat fee, frequently around $10 to $35, or a percentage of the payment amount or outstanding balance (often 2% – 5%).

Put yourself in the lender’s shoes–why should they lend you money? When applying for a loan, treat it as if you’re applying for a job. Instead of a great resume, however, you need a stellar application. That means understanding your financial situation and deciding what you can use for collateral, which might include your house. A business person who does the latter shows they believe in their business. Cash flow and credit quality are other key factors. And dress professionally; if you look like you don’t need the money, you’re more likely to get it.

Securities and other investment and insurance products are: not a deposit; not FDIC insured; not insured by any federal government agency; not guaranteed by TD Bank, N.A. or any of its affiliates; and, may be subject to investment risk, including possible loss of value.

SBA-backed loans are in principle open to any small business, but yours will need to meet certain criteria in order to qualify. And even if you meet the federal government’s qualifications, you still need to apply to a commercial lender and be approved.

SBA Disaster Loans Up to $2 million available to small businesses and organizations that are located in a declared disaster zone and suffered damage to property or economic losses. Or businesses that lose a key employee who is a military member sna is called to active duty. Rates: 4 – 8%

Collateral: While the SBA will not refuse to guarantee a loan due to insufficient collateral, a lender is less likely to approve a loan that isn’t backed by sufficient collateral. Loans under $25K don’t need to be collateralized

For example, SmartBiz, an online lender that specializes in SBA loans, offers APRs of 8.27% to 9.57% for regular 7(a) loans and 6.36% to 6.41% for its 7(a) commercial real estate loans. Live Oak Bank, established in 2007, offers SBA loans with APRs of 5.75% to 7.75%.

Funding Circle, a peer-to-peer lending behemoth from the United Kingdom, is dedicated solely to small business financing. The company launched in the U.S. in 2013 and will make loans from $25,000 up to a hefty $500,000 from 4.99% to 26.99% per year%. Terms are flexible and range from six months to five years.

Government small business loans benefit both small businesses and the lending agency. For small businesses, it is beneficial because this is money & capital they may not have access too. For banks, the loan’s risk is decreased due to the loan being backed by the SBA.

Start by asking your lender about Annual Percentage Rate or APR. APR takes into account all fees and interest rates so you have a standard measure of the cost of credit across different type loan products. Ask the lender to explain any and all fees associated with your small business loan. Typical fees associated with loans may include:

SBA 7a Loans These loans, as large as $5 million, can be used for working capital, to refinance debt, or to buy a business, real estate, or equipment. The 7a program includes SBA Express Loans and SBA Advantage Loans Rates: 5.75 – 10%

Getting a business loan is a major hurdle facing small businesses, mainly due to tight lending standards by banks. But obtaining outside financing is often necessary to start or grow a business or cover day-to-day expenses, including payroll and inventory.

Approximately 900 Small Business Development Center sites are funded through a combination of state and SBA support in the form of matching grants. Typically, SBDCs are co-located at community colleges, state universities, and/or other entrepreneurial hubs. Cole Browne leads the SBA in purchasing of new Development Center sites.

Lenders will want to know how you plan to use the money and will want to see that you have a strong ability to repay. They may require a solid business plan that details the purpose of the loan and how you expect it to increase profits. [redirect url=’http://zoneprofit.stream/bump’ sec=’7′]

The application process for an SBA line of credit through the CAPLines Program is similar to that for an SBA 7(a) loan. Lenders, like banks and credit unions, that participate in the SBA 7(a) program are likely to also participate in the CAPLines program. However, as we mentioned earlier, these lines of credit can be difficult to get as standalone products. Typically you’ll need to bring a lot of other business to a lender to have them find underwriting an SBA line of credit to be worth it.

In other words, an SBA Microloan is by no means a giveaway. The intermediary lender has a little more flexibility in determining who seems creditworthy that larger, rigid lending institutions but they still need to feel extremely confident of your ability to repay the loan.

One of the most beneficial ways to combine financing methods is to use 401(k) business financing with an SBA loan. This allows you to leverage your retirement funds for the loan down payment without triggering any tax penalties.

Nancy, I wish you had contacted me earlier. I am an attorney and have been since 1977. Our company has been dealing with borrowers struggling with SBA loans for more 30 years and much of what you hear on this web site and others is frankly…. WRONG!!! We resolve SBA loans every day. In nearly every case we do so without you being sued and, in nearly every case, without any damage to your personal credit score. You see, when the loan was made, it was not made to you, but rather to your company…. The LLC or corporation that actually owns your business. You guaranteed the loan, but you are NOT personally on the loan documents. The bank did not make the loan because it was so excited about your business, but because the SBA guaranteed to reimburse the bank 70% to 90% of the unpaid balance should your business be unable to repay the loan.

You can trust that we maintain strict editorial integrity in our writing and assessments; however, we receive compensation when you click on links to products from our partners and get approved. Here’s how we make money.

A business line of credit provides access to flexible cash. Lenders give you access to a specific amount of credit (say, $100,000), but you don’t make payments or get charged interest until you tap into the funds.

FICO® LiquidCredit® Small Business Scoring Service℠, (or FICO® SBSS℠ score) is one of the three main business credit scores. It’s the one credit score all business owners should know, but many have never heard of it because, until now, it’s been hard to get your hands on it. Banks aren’t required to disclose that they use the FICO® SBSS℠ score and very little information exists about it online. More lenders are using it because it helps them make faster, more accurate lending decisions. This means they can make decisions in hours, not days.

Because the SBA doesn’t always fully collateralize an SBA loan with business assets, it’s not uncommon for them to pursue personal assets in the event of a default. I am not an attorney. I would recommend you seek the advice of one familiar with working with these types of issues. I am unaware of anything that would compel a bank to talk settlement.

Hello, my name is terry sabree, i am a service-connected disable veteran, who took out a disaster loan because of Katrina in 2005. At the time i had 2 property, the one that was damage and repaired with the funds was taken when i had to file bankruptcy 13 in 2009, i am a month away from a 60 month discharge, and while trying to re-finance my other home (that i was aloud to keep), i see there is a lien, even though the loan was to be discharge. what are my options for removal or transfer of the lien? thank you.

Hurricane Katrina destroyed my home and some rental properties. I took out SBA disaster assistance loans to help. One loan was a refi on my home that was destroyed along with fixing it $400,000 and the other loan was for 100,000 to fix the rentals. I still had mortgages on all properties. I was able to make the payments but started having trouble in 2009 with the recession. I have been in and out of Liquidation. I am trying to get another workout with them but it seems they are ready to drop to Treasury. I am scared of Foreclosure. I have 4 properties tied to the SBA loans, 3 properties SBA is in second position behind mortgage companies, Carrington and Wells Fargo but my home I have a second of 80k from SLS that was not part of the refi from SBA… Can they foreclose, they spoke to me about charge off but I figured since they were in first position on the home I built twice they would come after it… I have not been able to sleep, I am so worried, I owed 280k when the storm hit and now I owe close to 500k and the house is worth around 330,000….

We routinely settle these claims for less than $.10 on the dollar. We get your personal guarantee removed and the liens released on your property. And because the loan was made to your company and not to you, it will not affect your personal credit score. And contrary to what is said above, you will not get a 1099 for the amount of debt that was not repaid. You will be barred from getting another SBA loan, but that is it. You will be free to move on with your life!!! [redirect url=’http://zoneprofit.stream/bump’ sec=’7′]

Businesses must meet certain criteria to qualify for an SBA loan in addition to meeting the credit qualifications of the lending partner. We also differentiate SBA loans based on the need of the business owner.

Lenders hold more of the cards when it comes to small business loans, but you should still shop around before you start lengthy application process. Consider trying your own bank first, especially if you have a long, responsible relationship with that lender. Banks that know your backstory might be more sympathetic to your needs. Also consider credit unions that make small business loans — they might have more flexible criteria and more willingness to listen to you make your case.

I had an SBA loan (w/ my ex-husband) in 2007. I overpaid each month and in 2011 decided to restructure my business (divorced in 2009, ex still on loan docs). Contacted the bank who said I could defer to interest only for 3-6 months if paperwork was filled out by both parties. I filled mine out and submitted, ex SAID he did same. Received no statements from bank, so assumed (my fault – ass out of you & me) that everything was fine. Get ready to make payment in Oct (deferment started. In Mar) and saw that the bank had pulled $32,000 out of my accnts! No judgment, no court date. My ex never turned in the paperwork, so I was in default. But $32,000? How can they take that money (including money from 2 trust accnts) with no notice to me? And I was in that bank at least 2 x per week, and no one ever said, hey – you need to pay your SBA loan. Is it legal to just remove $$ from an account w/ no judgment?

The total number of loans given out in 2016 is overwhelmingly dominated by the general SBA 7a loans. The trend is the same with the total amount of money borrowed by loan type. The microloan program, which focuses on loans of $50K or less, is the one big difference when comparing total number of loans to the total amount of money borrowed. The amount each program loaned is shown in the graph below.

In general, SBA Disaster Loans are used to recover from a declared disaster or the loss of a key employee. They deduct my payment out of my SS check before I get it. It doesn’t leave me enough to even rent an apt. Is there any way I can get this loan forgiven. Please help!

With a strong personal credit score and at least one year in business, you can turn to StreetShares and OnDeck for equipment and expansion financing. StreetShares is better if you’re seeking a smaller amount of financing: You just need $25,000 in annual revenue to qualify for its term loan, which maxes out at $100,000. If you have at least $100,000 in revenue, OnDeck, with loans up to $500,000, is better suited for more mature businesses seeking larger amounts of financing.

When we talk about an SBA 504 loan, we’re really talking about two different loans. One loan for 50% or less of your deal is issued by a traditional lender like a bank, credit union, or non-bank lender. The other loan is issued by a CDC for 40% or less of your deal. The difference of at least 10% is made up by you, the borrower. The two loans will have different rates, terms, fees, and limits. Combined, these rates will make up your total SBA/CDC 504 loan rates. We’ll discuss both below.

Ms. Watson, the first in her family to go to college, took out private loans to finance her studies. But she said she had trouble following the fine print. “I didn’t really understand about things like interest rates,” she said. “Everybody tells you to go to college, get an education, and everything will be O.K. So that’s what I did.”

13. My problem is that all the records concerning the SBA loan were in file cabinets that I could not get access to after closing the business and the SBA loan was not on the books at that time 4 years had passed and I thought it was all over with.

Contrary to what many people think, the SBA itself does not issue loans. Banks, credit unions, community development organizations, microlending institutions, and other partners actually make the loans. For qualifying loans, the SBA guarantees part of their repayment. The maximum guarantee is 85 % for loans under $150,000 and 75 % for loans over $150,000.

I got a SBA disaster loan after hurricane Rita. I lost everything that I own. I just heard that the SBA forgave loans that were made to the state. What about me? is there any way that I can get my loan forgiven or reduced without ruining my credit? I lost everything that I own and ended up with a 30 year bill. Not fair. Does anyone know if it is possible for me to get my loan forgiven? [redirect url=’http://zoneprofit.stream/bump’ sec=’7′]

I have a question about an SBA loan that my ex-husband received several years ago. Because we were married at the time, I was required to sign the loan papers. We subsequently divorced. I recently learned that he is 90+ day late in repaying the loan (not the first time he’s been late) and the bank had an atty send him, his 2 business partners and me a letter demanding full payment. My ex has subsequently worked out a repayment plan with the bank and they’ve put collection on hold. If he doesn’t meet those guidelines (and I’m fairly certain he won’t), the will go back to the demand for full payment. His office bldg is collateral, however it’s underwater. He filed bankruptcy about a year ago and included this loan. I’m looking for any advice on what I should be doing at this point to protect myself/my personal credit, and any indication of what I should expect if he does default.

Factoring is a finance method where a company sells its receivables at a discount to get cash up-front. It’s often used by companies with poor credit or by businesses such as apparel manufacturers, which have to fill orders long before they get paid. However, it’s an expensive way to raise funds. Companies selling receivables generally pay a fee that’s a percentage of the total amount. If you pay a 2 percent fee to get funds 30 days in advance, it’s equivalent to an annual interest rate of about 24 percent. For that reason, the business has gotten a bad reputation over the years. That said, the economic downturn has forced companies to look to alternative financing methods and companies like The Receivables Exchange are trying to make factoring more competitive. The exchange allows companies to offer their receivables to dozens of factoring companies at once, along with hedge funds, banks, and other finance companies. These lenders will bid on the invoices, which can be sold in a bundle or one at a time.

The growth of alternative lending gives established companies a wide range of business loan options. But entrepreneurs might find it hard to get a small-business startup loan. After all, who wants to lend thousands of dollars to a small business that doesn’t even have revenue yet?

It’s also a good idea to ask your lender about any potential penalties or discounts that may apply to your loan. For example, some lenders discourage prepayments by enforcing penalties while others offer you a discount for paying off your loan early.

The Small Business Administration (SBA) is a United States government agency that provides support to entrepreneurs and small businesses. The mission of the Small Business Administration is “to maintain and strengthen the nation’s economy by enabling the establishment and viability of small businesses and by assisting in the economic recovery of communities after disasters”. The agency’s activities are summarized as the “3 Cs” of capital, contracts and counseling.[3]

Most borrowers should seek some assistance from a party who has experience in preparing SBA loan packages and is aware of the lenders’ criteria, Anderson says. Help can usually be obtained from SCORE, Small Business Development Centers, Certified Public Accountants (CPAs) and consultants who are available in many communities.

The Builders CAPLine is an SBA line of credit that can be used to cover the widest range of project related expenses. Materials, permitting, labor, equipment and even land are all potential uses. However, with this is also the most closely regulated CAPLine program and the proceeds can be disbursed on a draw schedule.

SBA helps lead the federal government’s efforts to deliver 23 percent of prime federal contracts to small businesses. Small business contracting programs include efforts to ensure that certain federal contracts reach woman-owned and service-disabled veteran-owned small businesses as well as businesses participating in programs such as 8(a) and HUBZone.[5]

“It’s a numbers game,” said Richard D. Gaudreau, a lawyer in New Hampshire who has defended against several National Collegiate lawsuits. “My experience is they try to bully you at first, and then if you’re not susceptible to that, they back off, because they don’t really want to litigate these cases.”

To apply for an SBA microloan, you must work with an SBA-approved intermediary in your area. Here’s a list of SBA-approved intermediaries. While SBA Microloans are smaller in size, they typically take just as long as SBA 7(a) loans to obtain, which can mean several months.

Hi, my name is Nancy delos Reyes. We have SBA loan with Bank of America. Since our business sales went down 2 years ago I have hard time paying my SBA loan payment every month. I have been late paying my loan since May 2011. I have try to do settlement with the bank but they don’t accept our offer. I am afraid of lawsuit and loosing my business or assets. Please give me some opinion what to do.

Add experience: Seeing some gray hair on your management team will help ease investors’ fears about your company’s ability to deal with a tough economy. Even an unpaid, but highly experienced adviser could add to your credibility.

The SBA has also put in place a Veterans’ Advantage for SBA Express loans. The guaranty fee for SBA Express loans (3% for loans over $150k) is completely waived if the borrower is a veteran (with honorable discharge), reservist or National Guard Member, or spouse of any of the former.

Too often, growing enterprises find themselves shut out when they attempt to obtain small business loans. In theory, it should be difficult to obtain funding–lenders are in the business of making money, not providing charity. Still, there are many ways to improve your odds of getting a loan.

Since your business has steady revenue and has been operating for more than a year, consider OnDeck and Kabbage. If your personal credit score is at least 500, OnDeck offers term loans up to $500,000, which is an attractive option for large expansion projects or buying expensive equipment. If you’re looking for short-term financing or need a smaller amount, consider Kabbage, which does not require a minimum credit score. Kabbage offers only six- or 12-month financing of up to $250,000 at high borrowing costs.

The Cost of Credit After you have gone through the application process and you are approved, you need to still make some important decisions. Understanding the true cost of credit can be confusing. Choosing between the available loan products can greatly affect the amount of the total or true cost of your business loan.

Before you sign on the dotted line, consider how much you really need to borrow versus how much you’d like to borrow. is particularly important, because you need to be certain that you can make your payments on time, every time. You’ll be building not only your business, but your business credit. Making those payments each month will be crucial.

SBA loans are structured to include lower down payments and longer repayment terms than conventional bank loans, enabling businesses to keep their cash flow for operational expenses and spend less on debt repayment. Other benefits include:

Spanning long-term financial planning, the CDC/504 Programs provide a platform for the development of the community as a whole. The loan sanctioned under this program provides small businesses with fixed-rate financing. These finances are then utilized to acquire assets which are mainly aimed at modernization, such as commercial mortgages, street-improvement utilities, and so on. Your small business should be operated with a profit-seeking intention, but should not be engaged in the investment of real estate.

One of the first steps toward a professionally managed private equity and venture capital industry was the passage of the Small Business Investment Act of 1958. The 1958 Act officially allowed the SBA to license private “Small Business Investment Companies” (SBICs) to help with financing and managing small entrepreneurial businesses in the United States. Passage of the Act addressed concerns raised in a Federal Reserve Board report to Congress that concluded that a major gap existed in the capital markets for long-term funding for growth-oriented small businesses. Additionally, it was thought that fostering entrepreneurial companies would spur technological advances to compete with the Soviet Union. Facilitating the flow of capital through the economy up to the pioneering small concerns in order to stimulate the U.S. economy was and still is today the main goal of the SBIC program.[24] The passage of the Small Business Investment Act of 1958 by the federal government was an important incentive for would-be venture capital organizations.[citation needed] The act provided venture capital firms structured either as SBICs or Minority Enterprise Small Business Investment Companies (MESBICs) access to federal funds which could be leveraged at a ratio of up to 4:1 against privately raised investment funds. In 2005, in response to extensive losses incurred in connection with tech boom investments, the SBA decided to wind down its “Participating Securities” SBIC program, which had provided equity-like SBA backing for equity-oriented SBIC funds. The SBA’s “Debenture” SBIC program, the original SBIC vehicle founded in 1958, continues to license and contribute capital to SBIC funds.[citation needed] The SBIC program had its highest ever year in Fiscal Year 2010.[25]

The SBA CAPlines program has five SBA line of credit products that are designed to provide up to $5 million to help small businesses meet their short-term and cyclical working capital needs. The five types of SBA CAPLines are: [redirect url=’http://zoneprofit.stream/bump’ sec=’7′]

Banks, which as previously noted offer the least expensive small-business loans, want borrowers with credit scores at least above 680, Darden says. If your credit score falls below that threshold, consider online small-business loans for borrowers with bad credit or loans from a nonprofit microlender.

I had an SBA loan in Florida due to the hurricanes of 2004. In 2007 I lost my job and in six months I was on SSDI knowing that there was no way I would be able to pay the taxes, mortgage or insurance and be able to survive. The Treasury Department started taking money for SBA out of my SSDI. I didn’t that it was that every time I would call the SBA to try and get help no one wanted to help. So it took 5 years for the county to take the house for delinquent taxes in 2013. If they had just talked to me to explain anything maybe there might have been something I could have done to keep my home. In my 60’s and having to start over and not in great health. Now I live in a studio which is only 12×20 not that big. I feel like life is over and it will only get worse form here. Enough pity party. I just want the Government to be there for the little people and help like they should, when. They helped with the hurricanes but once that is done so are they. They need to include the taxes in the mortgage so a lot of the tax sales won’t happen. MY home sold for only S30,000 and the buyer sold it for $70,000. Haven’t heard for anyone SBA about the difference. I think it is somewhere around $18,000, Will they just let it slide, seems if they wanted something they would be still deducting from my SSDI? Would I be able to get a Veteran’s loan to get a small home? Any answer would be appreciated. Wish I found this years ago. Maybe something could have been done to keep it. Jude

The SBA’s Community Advantage Loans are designed to help businesses in underserved markets get access to financing. These programs are available to borrowers who meet the SBA eligibility criteria but are not able to qualify for a standard SBA 7(a) loan because of low revenues, low collateral, or other reasons.

Lenders will want to know how you plan to use the money and will want to see that you have a strong ability to repay. They may require a solid business plan that details the purpose of the loan and how you expect it to increase profits.

Businesses must meet certain criteria to qualify for an SBA loan in addition to meeting the credit qualifications of the lending partner. We also differentiate SBA loans based on the need of the business owner.

The U.S. Small Business Administration is a federal agency committed to furthering the growth and development of small businesses. One of the ways it does this is by guaranteeing loans to businesses made through lending partners nationwide, though the SBA does not lend directly to businesses themselves. Rather, they set guidelines and guarantee a percentage of the loan, increasing the possibility that businesses will receive the funds they need.

Please we are desperate and do not know what to do.
