National Funding offers special opportunities for its customers to terminate contracts early and receive a discount in the process. Government loans are typically offered through banks and credit unions that partner with the Small Business Administration (SBA). The SBA is a U.S. government body, with the motive of providing support for small businesses and entrepreneurs. For each loan authorized, a government-backed guarantee offers serious credibility, since the lender knows that even if you default, the government will pay off the balance. This is the type of loan that provides small businesses with long-term, fixed rate funding to buy generally real estate or machinery or equipment for expansion or modernization. A private lender must agree to cover up to 50 percent of the loan. The borrower must contribute at least 10 percent equity. “This loan involves a major capital acquisition for machinery, equipment, and/or real estate,” Cruz says. “A business may want to move out of rental space and buy a small building and this is the loan for them. They have to have 51 percent occupancy. You could not buy the building and occupy only 1 percent.” The SBA’s maximum debenture is $1.5 million when companies agree to job creation or community development goals. In general, businesses are required to create or retain one job for every $65,000 funded by the SBA — although small manufacturers have a $100,000 job retention or creation requirement. That SBA contribution can go up to $2 million ($4 million for small manufacturers) if public policy goals are met, including revitalization of a business district, export expansion, minority business develop, rural development, among other goals.
You may qualify for an SBA Military Reservist Economic Injury Loan if an essential employee is called for active military duty and the loss results in an inability to meet normal operating expenses. If the business is already covered by key man insurance or other business interruption insurance, the amount of the loan will reduce by the amount of coverage.

Applying for an SBA loan is like applying for a regular commercial loan — except this may be the last resort for your businesses because you have to have been turned down for a business loan on your own. It’s not as simple as walking into an SBA office and asking for a loan application. For Business Physical Disaster Loans interest rates will be less than 4 percent if credit is not available elsewhere, and less than 8 percent if credit is available elsewhere. For Economic Injury Disaster Loans interest rates will be less than 4 percent. For Military Reservist Economic Injury Loans, the interest rate is 4 percent.
For young businesses building revenue, StreetShares is a good bet for financing new equipment or an expansion. Your strong personal credit and revenue of at least $25,000 qualify you for the lender, which serves a variety of borrowers but is an especially good option for U.S. military veterans.
The most you can borrow through the SBA CAPLines program is $5 million. The exception to the is the Small Short-Term Line of Credit which has significantly lower servicing requirements but also has a credit limit of $200k.

There are two loan approvals you’ll need to obtain. First, your bank must review your application and decide whether you meet their qualifications for funding, subject to SBA approval. Banks are obligated to observe the “credit elsewhere” rule, meaning that if your company is qualified for a loan from any other source without the credit insurance provided by SBA, you should be sent there.
A business line of credit provides access to flexible cash. Lenders give you access to a specific amount of credit (say, $100,000), but you don’t make payments or get charged interest until you tap into the funds.
The SBA Microloan program provides loans to nonprofit intermediary lenders who in turn lend amounts under $50,000 to for-profit small businesses and nonprofit child care centers. The SBA does not guarantee any portion of the loans made under the SBA Microloan program. Microloans have terms up to 6 years and the average size is $14,215.

Collateral: While the SBA will not refuse to guarantee a loan due to insufficient collateral, a lender is less likely to approve a loan that isn’t backed by sufficient collateral. Loans under $25K don’t need to be collateralized
The primary use of the programs is to make loans for longer repayment periods based in part upon looser underwriting criteria than normal commercial business loans, though these programs can enable owners with bad credit to receive a loan. A business can qualify for the loan even if the yearly payment approximates previous year’s profit. Most banks want annual payment for loans no more than two-thirds (2/3) of prior year’s operating profits. Lower payments, longer terms and loosened criteria allow some businesses to borrow more money than otherwise.

The important takeaway is how much more restrictive a CDC / SBA 504 loan is compared to an SBA 7(a) loan.
