SBA loans come in several types, with different allowable uses. “Most of these loans can be used for working capital, to renovate business facilities, purchase equipment, finance receivables, and in some cases, finance the purchase of company facilities,” Anderson says. “Existing businesses and start-ups can qualify for SBA business loans, but some lenders do not fund start-ups.”
The SBA’s Community Advantage Loans are designed to help businesses in underserved markets get access to financing. These programs are available to borrowers who meet the SBA eligibility criteria but are not able to qualify for a standard SBA 7(a) loan because of low revenues, low collateral, or other reasons.
OnDeck and Kabbage are good options when you need cash for everyday expenses and inventory but your personal credit score still needs some work. If you have at least $100,000 in annual revenue and a personal credit score of 500 or more, you may qualify for OnDeck’s term loan. For businesses with lower revenue, consider Kabbage, which also does not require a minimum personal credit score. You’ll get high APRs with both lenders. You should turn to these options mainly for short-term needs or emergencies and only if you’re sure you have the cash flow to cover the financing costs.
Unfortunately your situation is like many others that I deal with on a daily basis. In your situation the SBA got a portion of the balance from the foreclosure on the business and the real estate involved. However you are still Personally Guaranteed for the remaining balance. You need to do what is called an “OIC” Offer in Compromise. You do not want to get into wage garnishment or sweeping of personal accounts by the US Department of Treasury. The 504 Fixed Asset Financing Program is administered through non-profit Certified Development Companies throughout the country. This program provides funding for the purchase or construction of real estate and/or the purchase of business equipment/machinery. Of the total project costs, a lender must provide 50% of the financing, a Certified Development Company provides up to 40% of the financing through a 100% SBA-guaranteed debenture, and the applicant provides approximately 10% of the financing. Thorough due diligence of properties purchased through this program is required. Specific SBA Level I Environmental Site Assessment guidelines apply as all properties are treated as “high risk.” The Small Business Jobs Act permanently increased the maximum size of these loans from $2 million to $5 million ($5.5 million for manufacturers).
I had an SBA loan in Florida due to the hurricanes of 2004. In 2007 I lost my job and in six months I was on SSDI knowing that there was no way I would be able to pay the taxes, mortgage or insurance and be able to survive. The Treasury Department started taking money for SBA out of my SSDI. I didn’t mind that it was that every time I would call the SBA to try and get help no one wanted to help. So it took 5 years for the county to take the house for delinquent taxes in 2013. If they had just talked to me to explain anything maybe there might have been something I could have done to keep my home. In my 60’s and having to start over and not in great health. Now I live in a studio which is only 12×20 not that big. I feel like life is over and it will only get worse form here. Enough pity party. I just want the Government to be there for the little people and help like they should, when. They helped with the hurricanes but once that is done so are they. They need to include the taxes in the mortgage so a lot of the tax sales won’t happen. MY home sold for only S30,000 and the buyer sold it for $70,000. Haven’t heard for anyone SBA about the difference. I think it is somewhere around $18,000, Will they just let it slide, seems if they wanted something they would be still deducting from my SSDI? Would I be able to get a Veteran’s loan to get a small home? Any answer would be appreciated. Wish I found this years ago. Maybe something could have been done to keep it. Jude
